Sun City Hilton Head and Latitude Margaritaville Hilton Head are the most known 55+ communities near Hilton Head. But, they are not the only 55+ communities near Hilton Head Island SC. There are also two smaller 55 plus communities, The Haven at New Riverside and Four Seasons at Carolina Oaks that have a lot to offer.
All four of the communities are diverse in their offerings and size. Knowing the differences will help you understand the pros and cons of each community.
Sun City Hilton Head
Sun City Hilton Head is the oldest and largest of the four 55+ communities near Hilton Head. It’s located in Okatie, SC, about 15 miles from Hilton Head Island. It is divided into three sections: Sun City Common, Sun City North, and Riverbend.
Together, the three sections sprawl over more than 5,725 acres with about 1500 acres of open land and wetlands. Construction began in 1994 and continues today. Currently, there are more than 16,000 residents that call Sun City Hilton Head home.
The Pros of Living in Sun City Hilton Head
Sun City is designed to use a golf cart to get around and find everything you need. Inside the gates, there are over 200 clubs and a 45-acre town center and amenity complex. There are two restaurants onsite and a grocery store with golf cart parking right outside one of the gates. Also, just outside of the gates are doctor offices, restaurants, hotels, and shopping. For active adults, there are 3 golf courses, several pools, and even a softball field with leagues.
The Cons of Living in Sun City Hilton Head
Because Sun City Hilton Head is so large, it lacks the intimacy of other 55+ communities near Hilton Head. If you live in a section far off from one of the gates, it can take 15 minutes to exit the neighborhood. The good news is that there are not many neighborhoods located far from an entrance.
Latitude Margaritaville Hilton Head
Latitude Margaritaville Hilton Head is located in Hardeeville SC just 5 minutes from I-95. It’s close proximity to the beaches of Hilton Head, Bluffton SC, and Historic Savannah makes it a smart location. The vibe at Latitude Margaritaville is fun and young at heart. Where Sun City Hilton Head is more centered around golf, Latitude Margaritaville is more about music and the water.
Latitude Margaritaville Hilton Head is only a few years old, but the 55 and better community has been well received. When complete, the 3000-acre property will have 3000 homes. The developers, Mintos, plan on building between 250 to 300 homes a year until they are completely built out in about 10 years.
The Pros of Living in Latitude Margaritaville Hilton Head
The Town Center is a vibrant, active area with a multi-acre resort-style pool, bar, and restaurant. They have live music daily, and prices at the Bar and Chill are extremely reasonable. Onsite, there are tennis courts, pickleball courts, and a fitness center. They employ a “Fun” director that organizes weekly themed activities as well as off-site adventures. There are also many social clubs residents can join.
There is another section in Latitude Margaritaville called Latitude Lakes. Homeowners 55+ in this non-age restricted area of custom homes can purchase a membership to the Margaritaville Club for a reasonable fee. This section also has another amenity section and a Lakehouse that is part of Latitude Margaritaville Hilton Head.
This is a medium-sized community where everyone is from somewhere else. This makes getting to know people a little easier when compared to an established neighborhood that has already been built out.
The Cons of Living in Latitude Margaritaville Hilton Head
Hardeeville South Carolina is up and coming, so you’ll need to drive five or ten minutes to get to the store. But, a huge retail complex is planned for just outside the gates so, eventually, everything you need will be onsite and available via golf cart. Also, taxes in Hardeeville are slightly higher than in parts of Sun City, Four Seasons, or The Haven. But, compared to the national average, they are still low. A good rule of thumb is 1% of the purchase price for a full-time resident and will equal one year of property taxes.
Also, there is no golf course at Latitude Margaritaville Hilton Head. But, there is a public course directly across the street at Hilton Head Lakes. Residents of Latitude Margaritaville enjoy reduced rates at the Hilton Head Lakes Golf Club.
The Haven at New Riverside
The Haven, like Sun City Hilton Head, is a Del Webb over-55 active adult community. But it’s much smaller. The community of 500 homes is more intimate than its sister development Sun City. The Haven is located in the New Riverside area of Bluffton. This is a prime location close to Old Town Bluffton and Savannah.
This smaller community is very intimate and friendly. There are many social clubs, an amenity center with a pool, billiard tables, a fitness center, tennis/pickleball, bocce ball, and a dog park.
The Pros of Living at The Haven at New Riverside
Because this community is smaller (only 500 homes), it’s much easier to get to know your neighbors and have that small-town community feel. t is located in the more popular New Riverside area, where retail space is currently being built. A Publix grocery store will be located just a few minutes from the gate in 2021. The Town of Bluffton also has plans for a massive park with easy access from The Haven. This 100-acre park will have walk, bike, kayak trails, and many picnic areas and shelters.
The Cons of Living at The Haven at New Riverside
Even though The Haven is a sister community to Sun City, they do not share amenities. Because the amenity center at The Haven is smaller, it can sometimes feel cramped to the residents. Also, like Sun City, there are guest restrictions, so check out the Community Covenants and Restrictions before inviting guests under the age of 19 to stay for an extended time.
Four Seasons at Carolina Oaks (The Newest of the 55+ Communities Near Hilton Head)
Four Seasons at Carolina Oaks is so new it’s not even open yet! I will update this article once they open their gates. What we do know is that the community will be similar to other Four Seasons communities by the builder KHovnanian. The current Four Season communities are located in California, Arizona, Ohio, New Jersey, Deleware, Maryland, South Carolina, and Florida.
The Pros of Living at Four Seasons at Carolina Oaks
Four Seasons will be opening in the fall of 2020, so everyone who purchases a home will be starting out together. This enables fast friendships to be formed. Because KHovnanian builds a nice home and this area has proven to be one of the more popular in Bluffton, we expect for Four Seasons to do well.

Because it’s a new community, there are a lot of unknowns. It will most likely take a year or so for the community to be up and running for comparison to the other 55+ communities near Hilton Head. I will update this article as necessary so that you stay informed.
