Soon, you will be able to buy a piece of Margaritaville.
Well, Latitude Margaritaville Hilton Head that is. The new development will soon to be located in Hardeeville, South Carolina.
Why Hardeeville do you say? Because it’s all about location. Where else can you have resort style living in a private 55+ community with just about every activity you can think of within 30-minutes of home. Plus, Hardeeville is expected to continue to grow and become a destination instead of a pass through for Hilton Head, Bluffton, and Savannah.
The new Latitude Margaritaville Hilton Head is a partnership between the Jimmy Buffet-inspired Margaritaville and developer Minto Communities. It is the second Latitude Margaritaville under development. The first is near Daytona Beach, Florida.
The location is smart. Only 15 minutes from the Savannah International Airport, where major airlines, including the discount airline Allegiant Air, flies weekly to many Ohio, Kentucky, and Indiana cities as well as Newark.
Why is this important? Well, if you live in the area you know most of the residents migrated here from those areas and it’s pretty much overrun by Ohioans.

Latitude Margaritaville is also located five minutes from I-95, 30 minutes from the beaches of Hilton Head and about 20 minutes from Historic Savannah.
So what if you’re not ready for a 55+ community but love the idea of the area? Well, you are in luck! Right across the street is Hilton Head Lakes. This age targeted, but not restricted, community is geared towards active adults as well.
Once Latitude Margaritaville’s retail center and dining center complete. Hilton Head Lakes residence will be able to cross the street in their golf cart and enjoy all of the public offerings of the 290,000 square foot retail and dining center.
Hilton Head Lakes is also “under construction” but has come a long way since it’s days as The Traditions. It is now a welcoming community with lots of cute homes and friendly neighbors.

They are also expanding with the purchase of the adjacent land known as Magnolia Walk. Hilton Head Lakes will expand into that area with another 300+ homes and expect to have somewhere around 700 homes in both areas once finished.

Current activities at Hilton Head Lakes include an 18-hole Fazio designed public golf course where residents can play 9 holes for $10 or 18 holes for $20 (both include cart fees). The course is a public course so the homeowners do not absorb the fees of maintaining the course in their very reasonable HOA dues.

The Golf Club at Hilton Head Lakes is currently building a new public clubhouse with a bar & grill. The community also has plans to add a pool, community clubhouse, workout facility, and tennis or pickle ball courts for residents.

What’s different between Margaritaville and the existing Sun City? Well, a lot. Sun City is also about the active 55+ lifestyle. They offer golf, softball, tennis, art clubs, and… well the list goes on forever.
Margaritaville is going to be more about an active 55+ community, the Lake, Music, and the new 290,000 square-foot retail and dining center being built at the entrance. Margaritaville will also have a pool, fitness center, and tennis courts. Both Margaritaville and Sun City are gated communities and both have new constructions starting in the $200,000.

When can you move into Latitude Margaritaville? Well, the model homes are expected to open in early winter and the first residents should be able to move in by the end of 2018. Latitude Margaritaville Hilton Head already has some established residents and some building is going on now with previously purchased lots. This community will be the combination of what used to be Hilton Head South and new homes on undeveloped land. The community is expected to have 3000 homes once complete.
