The home prices in Sun City start just under $200,000 and can go into the millions. The community is divided into three sections. The South section which is located in Beaufort County is the original section of the development. Building in this section began in 1998 and was built out around 2010.

The community does have strict CCRs (Community Covenants and Restrictions). Some buyers find the community rules too cumbersome. But most residents like the governing rules that ensure the environment will remain geared towards the 55+ residents, and protect the community environment.
