Latitude Margaritaville Hilton Head is the 55 and better community located in Hardeeville, South Carolina. Hardeeville is the perfect location for the new community because it’s close to everything at Hilton Head and Savannah but without the traffic associated with the overpopulated neighboring communities.
There is something for everyone in this laid back friendly neighborhood. In fact, there is even an existing development with custom homes and no age restrictions nestled in the middle of the development.
The existing development is known as Latitude Lakes. It’s not really a “secret” community but it’s difficult to find information on the neighborhood within the Mintos Development known as Latitude Margaritaville without a Realtor that is knowledgable about the area.
Latitude Lakes at Latitude Margaritaville Hilton Head was formerly known as Hilton Head Lakes Lake Side. Currently, residents living in Latitude Lakes can opt into the amenities offered at Latitude Margaritaville providing they meet simple guidelines.
The biggest difference between Latitude Margaritaville and Latitude Lakes is the size of the home sites and homes. Also, you can live lakeside in Latitude Lakes, but there are no Lakefront home sites in Latitude Margaritaville. However, both communities can use the large boatable lake and lakehouse located within the Latitude Lakes community.
Another difference is that resale lots are still available in Latitude Lakes. Landowners can purchase a lot and custom build or pick a plan offered by Realstar Builders currently located in Hilton Head Lakes. There is also no time restriction for building in Latitude Lakes.
In Latitude Margaritaville, the homesites are released in batches. You must purchase a homesite and home package at the same time and begin the building process immediately. The lots are a bit smaller but the layouts of the homes are extremely smart without a lot of wasted space. Even the smaller homes feel large with the standard 9′ ceilings.
Homes in Latitude Margaritaville and Latitude Lakes start in the mid 200s and average somewhere between 300k and 400k depending on location, size, and upgrades. The Property Owner Association fees (POA fees) are very reasonable for the amenities and social clubs that are offered. Contact us for the current fees.
If you stop by the Latitude Margaritaville sales center they will not tell you about Latitude Lakes so make sure you have a Realtor accompany you to your discovery tour so that you can learn about both communities during your visit.
