In my opinion, flexibility in showings and having your home ready to show at a moments notice are the two most important things when marketing your home for sale.
Consider this…A buyer takes a Saturday off to view three homes. They only have from 10:00-12:00 to do so and they want to see your home at 10 but you say no because it’s your only day to sleep in and you don’t want to get up early and vacate the house with the dogs for a buyer that may not even show up.
I get it! It’s a complete inconvenience and a pain in the butt. But, it is a necessity if you really want to sell your house.
Serious buyers tend to jump on the house that speaks to them most. If you say no to a showing there is a good chance that buyer will make an offer on another property before they ever try to reschedule to see yours.
Keeping your home show ready is another inconvenience but it is short lived. Treat your home as if you were guests until you go under contract. The more flexible and clean you are while your home is listed for sale will speed up the process of finding the right buyer.
