If you’ve ever sold a home, you understand who you hire as your Realtor makes a big difference. A good real estate agent can help increase your profit and minimize the amount of time your home is on the market. Not to mention, minimize your stress.
Not All Real Estate Agents Are Realtors
Real estate agents are licensed to perform real estate transactions. But a Realtor has taken the extra step to join the National Association of Realtors as well as complete and pass an ethics course. Real estate agents are not allowed to use the REALTOR designation unless they have achieved this requirement.
Not All Real Estate Professionals Understand Diverse Marketing Strategies
In today’s market, the rules have changed. What used to work (print ads, local MLS, and postcard mailings) are not as effective. Today, digital media and content marketing sells homes.
Content marketing employs several different types of marketing strategies. It’s crucial that the agent or company marketing the property has brand recognition (to establish trust) and can target a specific audience through target marketing. For example, a 55+ community property is advertised out of the region to capture the 50 plus audience and specifically targets the demographic in a cold climate. That audience is in the proper age demographic and may be interested in relocating South.
Experience Improves Negotiation Skills
It’s important that the Realtor you hire to sell your home is a master negotiator. They have to know when to push and when to hold back. Sometimes, a good negotiator seems like a bulldog, but they recognize certain behaviors through experience and know when to call a buyers bluff.
Excellent negotiating skills come with experience. Make sure the Realtor you hire is a full-time Realtor with expertise. You don’t want to be a guinea pig and lose a deal on a rookie mistake.
Pricing a Home Can Be Difficult
A good Comparative Market Analysis takes into consideration a lot of factors. Location, community, upgrades, past sales, and current trends are a few factors. Many agents will price a home too high or too low based on not enough sample data. Both scenarios (too high or too low) will hurt your bottom line.
Beware of the agent that will inflate the listing price to get the listing. Most likely, they will be asking for a price correction within the first week or two of listing.
Personalities Are Diverse
An overlooked aspect of hiring a Realtor is that you have to be comfortable with them and trust them 100 percent! Not all personalities are compatible. Choose a Realtor that you genuinely like. You will be spending a lot of time with them for the next few months so you want to find someone that you would want to keep as a friend once the transaction is over.
