Do I have to pay a buyer’s agent?

In most cases no. But you will sign an agreement that better explains terms. Most buyer’s agents are paid their commission through an agreement with the listing agents company. What does this mean for you? A free assistant that will work hard for YOU.

Can a buyer’s agent help me sell my current property?

Yes. We can definitely help you with that. If you have a home you need to sell first, we can list and market that home first (if it’s in our area). If it’s outside of our area, we can refer you to top notch agents where the home is located. It’s another part of our “matchmaking”.

Why should I hire Yost Group Properties as my buyer’s agent?

As your buyer’s agent, we will guide you through the home-buying transaction and be at your disposal for any questions or concerns. We will work hard for you and be available to you whenever you need us. We don’t have “office hours”.

  • Find the right property. After determining what you are looking for and getting you prequalified for a purchase, we will schedule appointments to tour homes that have captured your interest. We will also explain the ins and outs of various properties and neighborhoods to help you decide which home is right for you based on community offerings. We are matchmakers of sorts. For example, if you love to spend time at a the pool but don’t care at all about golf then a golfing community may not be a great fit. It’s our job to get to know you and then match you with a community that shares your interests and needs.
  • Negotiate the offer. As our client, we will advise you on an appropriate price to offer and present it to the seller’s agent. Then we will negotiate on your behalf and write up the contracts for you. Our experience, can save you money and help you avoid pitfalls.
  • Recommend other professionals. We will offer referral to reliable mortgage brokers, real estate attorneys, home inspectors, movers, and more. This can also help expedite each step of the process and move you to a successful sale all the faster.
  • Help overcome setbacks. If the home inspector’s report or appraisal brings new issues to light, we can advise you on how to proceed, and then act as a buffer between you and the sellers or their agent. If negotiations become heated or hostile, it’s extremely helpful to have an experienced professional keeping calm and offering productive solutions.
  • We will represents YOU. As your buyer’s agent we owe you a fiduciary responsibility and will keep your needs and information private. We are legally bound to you, whereas a listing agent—the agent representing the home listing—has a fiduciary duty to the home seller. That’s why it’s in your best interest as a buyer to have an agent who is there to represent you.
